    So, as some of you may know, my name is Noelle Randall.

    And I now have tons of Airbnb properties.

    Some of them are apartments.

  • 00:45

    Some are condos, some are houses, and even timeshares.

    But I got into this business in a much different way than most people.

    And I now find that apartments are one of the best ways to invest in real estate and

    make money on Airbnb.

    So, the way I got started in real estate is pretty much like most people.

    I literally was broke and living in my parent's basement.

    I have multiple foreclosures, bankruptcy and I have bad credit.

    So, I ended up getting a coach and he taught me wholesaling which is how you will find

    properties, get them under contract, and flip those contracts for higher prices.

    And then you collect the fee for doing so.

  • 01:23

    I was able to do that.

  • 01:25

    I started getting fees --5,000; 10,000 dollars.

  • 01:28

    I paid off my debts and then I started fixing my credit.

  • 01:31

    Eventually, I started doing some fix and flips.

  • 01:34

    And then I got into rental properties.

  • 01:36

    After a while, (not too long) I had enough rental properties to replace my income.

    In fact, I have over 42 single-family homes in my portfolio to replace my 6-figure income.

    Today, I'm a real estate millionaire and I enjoy doing this.

    But my story into Airbnb is just equally as amazing.

  • 01:56

    I actually got schooled by an 18-year old.

  • 01:59

    So, after I had all of those rental properties and I am making 6 figures with my real estate,

    I started teaching and mentoring.

    And I came across one of my students who started teaching me the craziest thing that changed

    my real estate investing career to date.

    Like I said, I was mentoring and it was an 18-year old who told me he wanted me to joint

    venture with him.

    He needed me to put in some money.

  • 02:21

    I think it was only maybe 5 or 8 thousand dollars and he was going to get 5 apartments

    that he was going to furnish and put on Airbnb.

  • 02:29

    And he told me he could make 3 times what I was making on my rental properties.

    I was super skeptical.

  • 02:36

    Mind you, I have 42 single-family homes.

    I'm making hundreds of thousands of dollars a year with my rental properties and now this

  • 02:43

    kid is telling me that we can rent apartments and put them on Airbnb and make a profit.

    Again, I was super skeptical but he didn't need a lot of money so I went ahead and gave

    it a try.

    Like I said, investors invest.

    So, I had to see what this did.

  • 02:57

    And boy was I wrong and boy was he right.

    Literally after 2 to 3 months, he was making 1,000 to 1,500 dollars a month profits on

    each of those units.

    And mind you, we have 5.

    So, you do the math to that.

    Literally, my mind was blown.

    I was like, "Wait a minute, how are you making so much money on these properties?"

  • 03:18

    Well, it was super simple.

    Instead of renting the properties that I was out on a yearly basis, for example, I have

    a mortgage on a property, someone pays me $1,200 a month, I'm only profiting about $300

  • 03:31

    per month.

  • 03:32

    And in that case, that was awesome for me because I had over 40 properties.

    Literally, when I did the math, he's making 1,000 to 1,500 to my $300 on a rented apartment.

    Because instead of renting them out on a monthly basis, we were able to rent those apartments

  • 03:47

    out on a nightly basis charging almost $140 per night per 1 bedroom apartment.

    When you're renting out a house at $1,200 a month making 300 bucks versus an apartment

    making 1,000 to 1,500 and now I make $2,000 a month on some of my apartments, it was pretty

  • 04:06

    to see I didn't even need that many properties to be as profitable as I was.

    I immediately transitioning a lot of my portfolio from long-term tenants to short-term tenants

    and it has been an amazing journey.

    Let me tell you more.

    So, as you can see, I immediately learned I can do more with less.

    I did not need 42 properties in order to make 6-figure income.

    If you can make $1,000 per month off an apartment that you rent instead of purchasing a home,

    think about how much money you can make and how you can really cashflow.

    So, now, I teach this and I have students that are able to literally quit their jobs

    and replace their income just with rented apartments.

    And you can get more apartments than you can buying homes 1 by 1 by 1.

    It's a complete game changer.

    You just got to know the rules.

    So, I want to let you in on a really big secret.

    It is called corporate leases.

    So, in order to do a corporate lease, you are going to need a few things.

    But they're actually pretty simple to get.

    A corporate lease requires you to have a business.

  • 05:11

    There are many apartment complexes, private landlords and property owners that will literally

  • 05:17

    rent their property to your business.

  • 05:20

    And the situation is very much different than you trying to rent your properties in your

  • 05:24

    own name.

  • 05:25

    Because we had a business established, we were able to use our business and our business

  • 05:29

    credit to qualify for corporate leases.

  • 05:33

    Additionally, we could have conversations with property owners and large complexes where

  • 05:38

    they give us lots of apartment units instead of 1 at a time.

  • 05:42

    Instead of being able to get 1 house for example with the same amount of money for a downpayment,

  • 05:48

    I literally can get 6 apartments.

  • 05:50

    So, instead of getting 1 house where I have to put down a down payment, get a mortgage

  • 05:55

    and pay all of that money and then have one property where I can get 3 or 4 hundred dollars

    per month; I can get 6 apartments, furnish them and rent them out and make a profit of

  • 06:06

    a thousand dollars on each one at a minimum.

    And like I said, I've learned few things on how to really work Airbnb, booking.com, and

    all of these other websites so we make even more money per unit than an average person.

    It is a complete game-changer.

    Additionally, instead of having all of these single-family homes all around everywhere

    where I had to get the lawn cut, where I have to pay taxes, insurance and pay different

    property managers, I literally can have 1 apartment manager managing my units in a building

    and even pay for them to stay there and still make a big profit.

    It's incredible.

    I set up an entire business doing this.

    So, to get a corporate lease, again, you will need real business.

    You're going to have to have your business established with the real LLC, S Corp or C

    Corp.

    You're going to need an EIN number.

    You're also going to need a professional website, a professional phone number, and a professional

    email.

    Mainly because you want to be credible when you go to these apartment owners and these

    landlords.

    They want to make sure that you have a tangible business and a real business plan and you're

    able to protect their property and provide them the benefit of guaranteed rents for these

    units that you're going to take over.

    They want to know that you can actually manage the property well so that they don't get in

  • 07:20

    trouble with Airbnb guests creating habit with their property.

    In fact, me and my property owners were essentially partners.

    I make money of those properties so I value and protect those properties as if they were

    my own.

    Because essentially that's how I make money.

    It's really a win-win for both parties.

    Many of these owners love working with me because they know my business model and they
